Management Fees

Let Fee Includes the following services: 

  • Erect a ‘To Let’ board 
  • Market your property on, Zoopla.co.uk and Freyja North Limited website/Social Media accounts.
  • Conduct accompanied viewings during office hours. 
  • Conduct a comprehensive check of applicant(s), including credit history and employers’ reference + Landlord reference where applicable, using Goodlord & Vouch.
  • Give you regular feedback on all viewings & applicants proceeding. 
  • Arrangement of the Gas safety certificate, Energy Performance Certificates (EPC),
  • Provide Building / Contents and Rent & Legal insurance quotes before a tenancy starts.
  • Seek your approval of the prospective tenant and consent to proceed with the tenancy.
  • Draw up the tenancy agreement with our legal advisors. 
  • Collect all advance monies due from tenant including 5-week deposit to be registered with the TDS Custodial Scheme.
  • Obtain permissions before any repairs are carried out unless in an emergency.
  • Inform all utility companies and council tax authorities of a new tenant’s occupation. 
  • Forward your monies by direct bank transfer to your nominated bank account with 72 hours of payment received.  
  • Provide you with a statement of account each month 
  • Provide you with copies of all relevant documentation (Tenancy Agreement, inventory & Registration of Deposit.)
  • WhatsApp service for all landlords for a faster response time. 

Let Only Fee includes:

  • Collect 1st Months’ rent due in advance from the tenant/s including 5-week deposit to be registered with the TDS Custodial Scheme in your/company name. 
  • Forward your monies by direct bank transfer to your nominated bank account with 72 hours of payment received.  
  • Provide you with copies of all relevant documentation (Tenancy Agreement, inventory & Registration of Deposit.)
  • WhatsApp service for all landlords for a faster response time. 

Full Management Service:

All of the above plus:

  • Collect due rents, produce rental statements and forward due monies to your nominated bank account as well as including your accountant at your request.
  • Ensure maintenance issues are dealt with swiftly by reputable insured tradesman (as per your instructions)
  • Conduct annual property inspections 
  • Update Our accounts department with your NRL information if you are an overseas landlord 
  • Check tenants Right To Rent Documents are correct 
  • Upon notice being received of tenancy termination, we shall re-market your property

Checking out procedure:

  • Advise the tenant of the required ‘Move Out’ procedures by email/letter/phone
  • Carry out the ‘Move Out’ procedures once the tenant has returned the keys
  • Check the property against the inventory / statement of condition if produced at the start of the tenancy
  • Collect any rents outstanding on the account
  • Organise for the return of the deposit through our designated Tenancy Deposit Scheme
  • Record all meter readings and inform the utility providers as necessary of the tenant’s check out
  • Find a new tenant as instructed before they vacate or after providing access is granted
